1. Platform Nature (Intermediary Status)

FreeHomeDeal.com is a technology platform / intermediary that enables users to:

  • Search properties
  • Connect with property owners, agents, or other users

The Platform does not act as a broker, agent, or real estate consultant and does not participate in any transaction.

2. RERA Compliance (Mandatory Clause)

In accordance with the Real Estate (Regulation and Development) Act 2016 (RERA):

  • Property owners, builders, and agents are solely responsible for compliance with applicable RERA regulations
  • Users must ensure that:
    • Projects requiring RERA registration are duly registered
    • Correct RERA registration numbers are disclosed (where applicable)
  • FreeHomeDeal.com does not verify RERA registration and shall not be held liable for any non-compliance by users

3. No Verification & No Endorsement

FreeHomeDeal.com does not verify or guarantee:

  • Ownership or title of properties
  • Legal approvals or documentation
  • Identity of buyers, sellers, or agents
  • Accuracy, completeness, or authenticity of listings

Listings are user-generated, and the platform does not endorse any property or user.

4. User Responsibility & Due Diligence

Users are strongly advised to independently verify:

  • Property ownership and title documents
  • RERA registration (if applicable)
  • Identity and credentials of other parties
  • All financial and legal aspects before entering into any transaction

⚠️ Users must consult legal experts before making any property-related payment or agreement.

5. No Liability for Financial Transactions

FreeHomeDeal.com is not a party to any transaction between users.

Under no circumstances shall FreeHomeDeal.com or Anika Overseas be liable for:

  • Financial loss or monetary damage
  • Fraud, cheating, or misrepresentation
  • Delay, cancellation, or failure of transactions
  • Any disputes between users

All transactions are conducted at the sole risk of users.

6. User Eligibility & Account Responsibility

  • Users must be at least 18 years old
  • Users must provide accurate and lawful information
  • Users are responsible for maintaining confidentiality of their accounts

The platform may suspend or terminate accounts for violations.

7. Listing Guidelines

Users agree:

  • To post only genuine and lawful property listings
  • Not to post misleading, fake, or duplicate listings
  • To ensure compliance with local laws, including RERA

FreeHomeDeal.com reserves the right to remove any listing without notice.

8. No Brokerage / Commission Disclaimer

FreeHomeDeal.com is a zero brokerage / listing platform (if applicable) and does not charge or control any commission between users.

Any commission or brokerage agreement is strictly between the involved parties.

9. Communication Consent

By using the platform, users consent to being contacted via:

  • Calls
  • SMS
  • WhatsApp
  • Email

for inquiries, updates, and promotional communication.

10. Intellectual Property

All platform content, branding, and technology belong to FreeHomeDeal.com / Anika Overseas. Unauthorized use is prohibited.

11. Prohibited Activities

Users must not:

  • Engage in fraud, scams, or misrepresentation
  • Violate any applicable law (including RERA)
  • Upload harmful or illegal content
  • Attempt to disrupt platform operations

12. Indemnity

Users agree to indemnify and hold harmless FreeHomeDeal.com and Anika Overseas from any claims, damages, or legal actions arising from:

  • Use of the platform
  • Violation of laws or these Terms
  • Any transaction or dispute

13. Limitation of Liability

To the maximum extent permitted by Indian law, FreeHomeDeal.com shall not be liable for:

  • Indirect or consequential losses
  • Loss of profit, business, or opportunity
  • Data loss or service interruption

14. Governing Law & Jurisdiction

Any action, claim, dispute or difference arising out of or in connection with this Agreement, including any question regarding its existence, validity or termination (Dispute) shall be governed by and construed in accordance with the laws of India and the courts in Bengaluru shall have exclusive jurisdiction over Disputes arising out of this Agreement. Notwithstanding anything contained herein, freehomedeal.com shall not be restricted or withheld from instituting proceedings in courts/ tribunals of any jurisdiction other than New Delhi ( India ) that it may in its sole discretion deem appropriate and convenient.

These Terms are governed by the laws of India. Courts in Delhi shall have exclusive jurisdiction.

15. Changes to Terms

FreeHomeDeal.com may update these Terms at any time. Continued use implies acceptance of updated Terms.
